The 11-storey commercial building in Chandivali was acquired by an arm of Japan’s NTT Group for a data centre.
In one of the largest celebrity real estate transactions in recent times, veteran Bollywood actor Jeetendra and his son Tusshar Kapoor have sold a significant commercial property in suburban Mumbai. The deal, valued at approximately ₹559.24 crore, involved the sale of space within the Balaji IT Park located in the Chandivali area. The buyer is an arm of the Japanese telecommunications and data giant, NTT Group, specifically NTT Global Data Centres.
The transaction was facilitated through Tushar Infra Developers Pvt Ltd, owned by Tusshar Kapoor, and Pantheon Buildcon Pvt Ltd, which is owned by Jeetendra. According to registration documents shared by real estate consultant Square Yards, the deal was officially registered on January 9, 2026. The sale encompasses over 30,195 square meters of space, which includes an 11-storey building (Ground plus 10 floors) designated as DC-10. This structure currently houses a data centre. Additionally, the deal includes an adjacent four-storey structure used for housing diesel generators essential for the IT park’s operations.
Interestingly, the transaction benefited from a 2024 government resolution which exempted the sale from stamp duty payments. However, a metro cess amounting to ₹5.59 lakh was paid as part of the legal requirements. This isn’t the first high-value transaction involving this specific IT park; reports indicate that another major deal worth ₹855 crore was registered in May 2025. This latest sale highlights the growing demand for data centre infrastructure in Mumbai and the savvy real estate investments maintained by the Kapoor family over the decades.
